Guess the job market is now an Employers' Market. The golden days for employees, where we can pick and choose our jobs, and the perks are attractive, doesn't seem to exist liao!
So yeah, better to secure a job first before making that leap of tendering your resignation. Unless you have enough resources to see you through the next few months or unless you don't mind taking on some temporary assignments in the meantime.
