I've met a case just like that you know ... a retiree who wants to flip his marine parade point block flat, which is worth around 650k now, for a smaller unit to be near his grandchildren ... and to have a bit of cash for his golden years ... that's not going to happen if the COV is capped or prices dipped to half that ....
remember, they are voting singaporeans too .... and honestly, not to say that it's not a burden .... but 30 years is still about average for first world countries .... back in canada, the average house mortgage nowadays ... is around 40 years ... that's right, 40 years (or more !)... buy a house straight out of school, and you may just finish paying it off when you retire ....

so in summary we are screwed either way? so many people I know are having problems finding a place they can afford, in one case postponing marriage indefinitely.

In a way we're glad that instead of postponing like we wanted to, we went ahead of schedule.

The only way is to slow the property bubble....which the govt seems to be attempting....by soft hints on the news that is constantly hinting of the unsustainable rises.
Does not seem to be working though.
One day everything might just come to a head if the bubble is not tamed.

what I'm saying is, the problem cannot be solved by simple, arbitary measures like capping COV or artificially depressing the prices of flats .... cos while helping one group, you'd be farking up the other .......

I'm just so frikking grateful for my old man's foresight. He purchased a couple of properties when the market was really bad nearly 10 yrs ago, one of which I took over(mortgage and all). Let's just say what I'm paying for it won't even buy me a 5 room hdb in a good location today.

Wow....it certainly opens up your choices substantially.
You could either sell it for quite a fair bit of profit or you could simply make full use of it in rents or by livng there.

At the other end of the spectrum is a friend who's from RJC, gets straight As and calls himself stupid as well.

not all of them ......I have seen quite a few very smart and very self assured rafflesians ... scholars all .....
I think their IQ gives them a lot of confidence about themselves .... so they know when to let go, when to jiak, so their EQ is not low either .... that's why they can climb so fast, even in the private sector ....
of course ... there were pricks too ....
The teacher assistant of my friend's group yesterday was a super smart kid who's on the dean's list.
And she struck me as super driven...to the point that my friend was a little intimidated talking one on one with her.
