I was absolutely horrified this morning when the leasing told me that the tenants found their things and furniture moved and rearranged ......
I mean, you rent a place, it's for all intents and purpose, your home, your private castle .... it's inviolate .....
even if the property owner wants to sell the place, permission still have to be obtained from the tenants to view the place !!!!!!!!!! ... you don't need CEHA to know that, it's basic courtesy !!!!

fatum, I am not sure about Singapore... but in Oz, the tenants actually have more rights than the landowner. If it happens in Oz, the landowner will be in deep trouble.... You might get sued!

you can talk to the tenants, assure them that this will never happen again while you are the agent, then assure them that you will do what you can to ensure that the other agent does not do anything like this again...
give them your card if they find anything else wrong, and to call you...
then maybe on your part, to show sincerity, buy them something as a token.. a lunch, a dinner, a hamper.. something...
then, go back to your agency and put in a formal complaint against the other agent...

actually, that's about what I did .... the tenants changed the locks at 1am last night and guess who's picking up the bill ?
after I heard about this, I promptly went down in person to speak to the tenants yesterday evening, and left them my card, that's how the leasing agents got hold of me this mornning. I've also been working on the owner, who's been getting a shitstorm from the tenants side as well ........
people cobroke all the time .... why this has got to happen to me !?!?!?!?! .....

And if your clients think that you don’t protect their interest and do nothing, your reputation goes out of the window.
This is not about friendship or what not but about personal responsibility and work ethics.
If you don’t handle this damage control properly, your name will be affected too which I don’t think it’s worth it at all.

boss is hounding me on work... but it was delegated to the other dept... When I asked them how's the progress, they told me nthing had been done over the pass few months... truely well done

Unfortunately what happened had happened. Nothing you can do about it now.... but you can only ensure that it's not going to happen again.
Well, just think it this way.... the cost of a new lock is cheaper than cost of legal fee.....

but my client trusted me ! ..... and I thought I could trust the other agent ! ......
she called me on monday to arrange for a viewing, but I told her, no .... don't .... cos the tenants just moved in, let them settle in first, and I'll get the tenant contacts from the owners and then we'll arrange new viewings .......

Yeah.... buddy's wife or not, what she did was wrong, period.
You gotta straight talk to your buddy that you're gonna file a formal complaint against his wife because what she did can get you into a career-ending sh*tstorm, and that police reports can be filed against her.
And like everyone else said, yes, get back into the tenants' good books by offering them a hamper or something, and keep them posted about the formal action against the other agent. At least that will show them that you're genuinely trying to help them.
